In Process - Our Leaking Las Gaviotas Decks

We are expecting rain in Puerto Penasco Friday December 22nd, 2023. As part of our ongoing efforts to solve our leaky decks we tented the Railings on Condo 406.

In the past we checked the integrity of the surface tiles and grout and after a careful inspection we applied a clear self-leveling grout sealer.

Then in July-September of this year we also cut the East most edge and dug down the condo back wall and made necessary repairs. We then sealed the back wall with elastomeric and black tar kind of sealer. We then made repairs to conduit under the sidewalk area.

With these two areas addressed, we also have a theory that the next likely leak areas could be the Rails where they penetrate the decks.

By tenting the railings, we hope that we see if the Deck is leaking through the Grout or Tile, and if not, we would look to next test sealing the area of the deck where the railing penetrates the deck.
